Types of Commercial Real Estate Financing
Small Balance Commercial Mortgage Loans: Loans to $5MM for all types of commercial real estate and investment property. Loan to value up to 80%, 5 and 7 year ARMs or, 30-year fixed terms. Rates at 6%+.
Stated and Low Doc/ No Doc Loans: These programs require very little documentation and the credit history of the borrower is less of a factor. The value of the property relative to the loan is key. Typically, stated income loans can be approved faster than traditional loans. Rates starting in the 7’s
Conventional Loans: Used to purchase stabilized investment real-estate and owner-operated properties. Properties can range from industrial sites to single-family rentals, and multi-family properties. We have a large universe of lenders in our portfolio and can offer many options.
Bridge Loans & Hard Money Loans: Used for time-sensitive transactions and as a bridge to stability and a permanent loan. Our high loan-to-value bridge and hard money loans can get you the financing needed to act quickly. Interest only rates are typically 9%+, lender points, and up to a 36-month term.
CMBS Loans: (Commercial mortgage-backed securities loans) $1,000,000 – $50,000,000, very low fixed interest rates, non-recourse debt. Terms of 10 years with 30- year amortizations. Offer a great option for shopping center, retail, office, multifamily, and franchised hotel properties. However, they do come with relatively large prepayment penalties.
SBA 7a Loans and SBA 504 Loans: Almost all types of owner-occupied commercial real estate are eligible. Receive competitively low interest rates and terms up to 25 years, including both flagged and non-flagged hotels. 7a up to $5,000,000 and 504 to $11MM and to 90% of project cost.
USDA Loans: These loans can finance projects that are considered rural, although many locations qualify. Loans up to $25MM and terms are up to 30 years. For those who qualify Business and Industry loans can be used in almost any industry and real estate project. Rates are competitive.
Construction Loans: We can help with construction financing for those with experience and who can bring the required equity to the project. This is usually at least 30% or more of the project cost.
